For example, a four-plex that rents each unit for $500/m = $1500 (none for your one), of which 75% = $1125 maximum monthly mortgage; WILL allow a purchase price circa $150k, but would leave little in reserve for other expenses, of which there will be plenty along the way, as you have already been reminded about.

Assuming you did adequate screening then your task is to be sure you are establishing a strong system of reminders so when the 1st of the month arrives there is a clear expectation of rent being paid first.

When I work with other lenders, a lot of times I have to check in and remind them about the timeline and when they need to do things, with this guy he is always on top of it and we haven't had to push a closing because of financing yet.So as a buyer I would shop around for rates to make sure you aren't getting screwed, but if their preferred lender is competitive, I would trust your agent's recommendation.
