Areas I like that I would consider C+ to B which should give decent cash flow are Orange Park, South Westside area near 295, Murray Hill area, San Jose, eastern area of Mandarin, East Arlington (east of 295), various pockets of the southside around University Blvd, and some others I circled in the red areas.

This can often mean a zoning change, so worth a call to the zoning office first.

First thing you should do is go the the planning department of your city to find out if your zoning supports what your trying to do

Here in Lafayette, LA - the local govt banned STRs in residential zones - no grandfathering in, no licensing - just banned in RS1 zones.
