I believe the toilet sitting on top of it is ok as it can still move under it if needed.4- A nice clean caulk line at the edge of the tub will work fine and look just fine.5- I have not had to repair any sections yet, but am anticipating it to be a nightmare...I hope this helps.

Assuming you are investing in single family home - I would recommend starting with 25% down payment and having monthly cash flow from a W2 to cover the mortgage for several months in case it sits vacant or needed repairs.

It makes no sense and shows how horrendous the "training" is for wholesalers.My “favorite” is the new and inexperienced people who think that they can sit at home, scan a local MLS, somehow identify underpriced properties that every experienced investor and all home buyers and real estate brokers/agents missed, tie up the property with “borrowed” fully refundable earnest money, no proof of funds, no approval of financing, post their “find” on a real estate website, appropriate someone else’s buyers list, and profit a minimum of $20k per.

You are sitting on a lot of equity and a 2.8% makes it tough to pull that out in addition to a huge HOA fee.
