Without having to analyze the numbers I was able to respond with a reasonable explanation of why an investor would not be able to pay as much as owner occupant for his house.I guess people who eschew the 1% rule would go back and spend an hour putting together a detailed analysis to answer that question.

Are the other parties to the agreement the property owner sharing the well and maybe an HOA?

I also understand typically the lease is between the property owner and the tenants. 

Are you sure you can borrow the $500k of the $1M purchase since you won’t be the owner?

Some like to do owner carry and stack up the passive monthly income etc.

If there issues that need to be worked out with the 6-unit property, I would utilize that as a negotiating tool to work out a seller financing strategy with the current owner. 

FHA loans include oneproperty per FHA loan, owner occupied for at least 1 year, and can apply for new FHA loan in 2years.
