My proposed strategy is to use the BRRRR method with a budget of 25k. 

if so, be prepared to wait another 6-Months for closing.If it appears, this is something that can be rectified in a short time (whatever a short time means to both parties), you might propose renting the house from Seller until the Liens can be satisfied.

Since they're refusing our proposal of May's rent andthe mutual general release that releases both parties from any future lawsuits, we just want them out by June so we can get new tenants and not to have to evict them which will only extend the time we can get new tenants. 

However I need a strong agent who can propose fundamentally sound investment SFRs with solid math based on our cash position and risk appetite. 

I recently found a deal which is ripe for an owner financed solution, and after talking to the sellers agent he told me to 'write up a proposal', which he can give to his client.This will be my first owner financing proposal, as such it turns out I have no idea what to put in the proposal (a touch of sarcasm)!
