The bigger problem in Ithaca is that property values are so high, there's not a lot of motivation (or financial room after purchase) for landlords to keep their units updated and nice.

@Daniel GrantzRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

I own 19 properties in Rhode Island and have found the Eastern CT market to have Rents just as high as Rhode Island with property prices 60% less and taxes 50% less.

On the first DADU, market rates were great so when I completed the construction, I put into a condo structure and immediately refinanced and was able to get both around 3.5% as investor property condos. my second DADU has no debt.
