So the the 6% sales commission they pay which is split between the listing and procuring agent is paid by from the proceeds of the sale.

I noticed that in the property management agreement it states the landlord has to continue paying the property management fee if the property management company is the ones that procured the tenants.Property Management company charges $350 finders fee, then $145 a month management fee.

In fact, this unit is what kept most folks passing on the building and it enabled us to present the vendors with a lower offer and convince them it wasn't low enough.The tenants had been there seven years before we bought the property and the unit was already in a condition where it could not be relet.

I'm not sure how it works in Oklahoma but there could still be procuring cause issues if the buyer circumvents his buyer agent, seller agent gets paid the full commission, and buyer agent finds out and then disputes it.Even if it is "legal" it's just bad business.
