Well if the current tenant was just evicted and they failed to tell you about any of the problems, it seems like a perfect opportunity to find a new PM!

Never had an issue in the past with a tenant of 10+ years but they recently moved out and we are trying to figure out the best way to add something in the lease just in case someone goes nuts with utilities(tries mining crypto or something that would run up the bill a crazy amount).

There is no perfect software out there.

It's a grill and they're never perfect after a few uses. 

Plus you won't be frustrated / discouraged waiting to find the perfect BRRRR I think you will like being an owner rather than an employee!

It is very hard to "perfect BRRRR" here with consistency or anywhere for that matter with today's rate and insurance costs.
