@Angel PengI have dealt with this in the past by first checking the lease, and if it is now month to month, I will give them notice that I am terminating the lease in, say, 60 days.

Hey @Tony Thomas, I won't speak to the tax side (not a tax pro) but from a bookkeeping perspective, this will complicate your operations (and, bookkeeping as a result) quite a bit.So, ensure you have super powerful incentives from an REI-savvy attorney and an REI-savvy tax advisor prior to making this move.Some of our Clients have implemented this in the past (prior to working with us) and their businesses weren't large enough to justify the complications that come with this type of structure.Hope that helps!

You mention market appreciation is good for a $100k home - throw away the last four years and what was the appreciation from 2012-2019 - that is what you should be looking at.I saw this with people in shenandoah va raving about how appreciation is awsome etc (during covid) - of course it was everywhere was appreciating, but now that we are back to a more normal economy -- I would not look at the past few years appreciation and look back to prior to see if it truly is an appreciating area.
