Include 1 year, 5 year, and 10 year goals so that investors can see your passion and how you are going to be successful.Include some type of spreadsheet that shows a pro-forma analysis of how you will get to your target number of properties using an assumed ideal property. 

I am very passionate with real estate investing but I understand that it takes teamwork to make a dream work.

I want to obtain a valuable degree and find a nice paying job and plan to use it to save up enough capital to get started with real estate investing which I am very passionate about.

Hey @Carlos Rovira sounds great to me man, this is the reason I joined BP to meet investors and just people in general who have a passion about real estate like I do.

Numbers that tight may seem like a passion project to hard lenders and more assumed being you guys have never done this before.

People with real experience and that make a living as RE Investors will take time with a genuinely passionate person.

Currently I am a 28 year old poker dealer/ finance grad from the Modesto/Turlock region and I'm passionate about getting into this real estate market with the focus being multifamily.
