It's far too much work for me to deal with potential roommate drama and sign leases with 3 different people. beside with one bathroom, it might be too intimate for strangers to share. 

For firsts I have seen one company recently doing 30%+ on first position liens.

I would recommend my lender on this one.

I own a duplex with my husband and have been self managing the rentals (one is MTR and one is LTR) under my LLC.

I am in contract on a duplex in Grandview where I plan to live in one side and rent out the other.  

The new heat pump all in ones (120 instead of 240 and don’t need venting) are much better than the older all in ones.

The $500 plus install is probably fine, the $3,000 one is probably stupid.

When it comes to finding the duplex and numbers working out, that one I can not answer.

We recently switched all our properties to a commercial policy with larger umbrellas my question is:Do you have your residential properties insured under a Landlord policy or Commercial policy, if so what why did you choose that one?
