I really like the Nokomis area a lot - if you're looking at holding onto this one as a rental for a while, I'm sure you'll see some nice appreciation in the coming years too.Just curious, but did you do the full renovation after closing on it, or did it come pretty much turnkey for you? 

Additionally, Memphis has a strong rental market with steady demand, which is crucial for single-family and small multi-family investments.The city is also known for its diverse economy, including key sectors like transportation, healthcare, and education, which support job growth and, consequently, rental demand.

It’s nice to have a couple weeks booked per month.  

I know this is a lot, and I do not expect a reply that replies to each thing I mentioned... although that would be nice.

The out-of-the-box "Quick list" filters are nice as well.

You get diversity as well as you can see what people do right and wrong and learn more as you eventually also have more money.
