If you look at the PadSplit website, they put up walls and convert the living room and dining room into more bedrooms, to fit even more people and get those high incomes.

Masyn - I bought a quad this year and although I had to put down a larger down payment the cash flow will be good/above average in the long term - mainly because the existing rents were $300-$400 below market.

Mainly some horror stories surrounding what you mentioned (not sending payments to a 3rd party, and then the lender activating due-on-sale).I'm definitely interested in DSCR since it I'm also a travel medical worker and have gaps in work history (will have another one in November), which could make traditional financing tricky (proof of employment).

I agree with all that @Travis Main said above, esp the part of having 10-15% contingency in your budget.  

If someone developed a new property specifically for someone to buy who would be house hacking, what are some of the main things you would want to see in the property?

My main goal has been to keep buying rental properties, however, so far my experience has been a very challenging one in Canada because of the tenancy laws, and interest rates.

There could be many, but usually the main issues that could break the deal would be Foundation, Plumbing, electrical issues where it could be costly to repair the property @Carlos Valencia @Albert Bui
