@Marvin Wheeler excellent job on the license I just transferred my over to KW in 10 mile off i94 I moved there due to one of the top agents who Is wholesale and investor friendly he has a large network of investors more than a couple hundred I will PM you his info.

Maybe a hundred bucks a month or so. 

Looks pretty basic to me until you have a long history with them they probably won't do hundred percent on the rehab.

I've completed literally hundreds of pre-probate foreclosure deals in California.

Plus your investment is diversified into hundreds of loans. 

I'm assuming "a couple hundred per month" in expenses for NNN, but I'm just at the start of really doing any DD and this is the first commercial property I'm digging into.

Although I do plan to sell within the next 3 years (military orders) I want to make sure I didn't make a terrible mistake by lowering my payments now just to save a few hundred dollars but increasing my total loan.

I also funded deals in Marion IN,  Hammond IN, and of course hundreds in Indy.  

I am looking for any advice, referrals, and info on how to get started in buying out of state/building a team as I feel that it might be difficult to trust many people as well as secure rental payments from hundreds of miles away (even with a property management company).Also, if I buy an investment property, would I still be able to qualify for an FHA loan for me and my girlfriend for our future house hack?

It always kills me to see investors complain about spend an extra few hundred dollars each year to maintain a property and keep a good tenant happy, then watch them leave, lose a good tenant, and then their home starts killing them with problems because they didn't want to clean the gutters or inspect the home periodically.GC's are a different story.
