This is important to me, because, due to the layout of my property (it is a HUGE open concept), I get a lot of people wanting to book an event space or have a party and they are located in the same city.

I ran into a small company that had gone to a guru event back in early 2000s and were sold on the sub too then lease option sand sandwich type deal and did not care about equity just about cash flow.

Go to as many meetups and events as you can and find the ones that resonate with you.

I live just outside one of the 'hottest" markets there is.

I have multi-family (600+ units) experience with start up for submetering water/sewage/trash via Conservice, electricity was always required to be in tenants name (with revert to owner and bill back in the event of a default in payment).
