If you expect to call a contractor every time a faucet leaks or you need vinyl flooring, that price point likely is going to leave a bad taste in your mouth.

Account for cost overruns in your mouth as well.

Needless to say we passed on that house and didn't even bother looking at other properties they manage.We ended up getting a SFH on Riva rd about 2 months ago and couldn't be happier.  

Word of mouth referral is and will always be king IMO.  

It's hard to find 2 people who can keep their mouths shut.  

After all, I enjoy getting checks monthly - but it would nice to cash in a fat check once in while too.Question 2 - Networking is key to finding good deals - MLS can have some good deals periodically - but the best deals are going to come from a distressed situation that you find out about through word of mouth - and that means staying in front of your network and growing it so that you are exposed to new situations and opportunities.
