The smell was so bad in the fridge that it made me throw up.

We include stove and fridge, and when they break down, we buy used from a local used appliance store right away.

- Clear fridge of all magnets- Clear all kitchen and bathroom counters (you really don't want your toothbrush out for pictures)- Remove pet bowls, toys, and beds before showing - Store kid's toys - keep a laundry basket of toys that can quickly be put in car when you leave house (works great for toddlers)- take out the trash- Do not leave 14 bottles of soaps and stuff in bathtub-Store gun cabinet so people do not remember your house as the house with guns- People look in medicine cabinets - don't leave meds that may leave an impression in view- Organize pots and pans - store the bunt, angle food cake pans, waffle iron, fryer and other large items not used often to clear out room- Clean Clean Clean (especially light switches, door knobs and other areas that hands are always on

The "Ohana" units can have a kitchenette including a microwave, fridge and hotplate but but not a range.

My beer-and-bait fridge in my basement is over 20 years old and still running fine.

Throw a few drinks in the fridge and encourage applicants to have a drink, sit down and fill out the papers.

You may not want to spend $200 repairing a  10 year old fridge.

Recently, we had some random, extreme electrical problem that were causing bulbs to burn out, outlets to burn out, killed the fridge, and their ceiling fan literally started sparking.

Haven't priced it out yet but I will probably pay between $2-$2.5k- sink $200, - faucet - $200, - backsplash $300 install, another $300 materials- I usually add canned lights in kitchen ~$80 per,- Flooring: If tile, I buy the $1 per sq ft ceramic so materials are cheap ($150), labor for that may be about $1k for a decent sized kitchen / If I do engineered wood, then about $2.50 per sq ft for materials and $2-$2.25 for installation- Appliances: about $1k, I don't provide fridge, just dishwasher, stove, microwave- Plumbing hook up - ~$250Bathroom:- I have had to demo walls before due to tile, so probably $300-$400 for new drywall if that is the case- Tile shower - probably around $250 for materials and $750 for labor (including cement board installation).
