Lot's of more red tape to get through because a project of that size will cause ripples into other areas so they scrutinize it heavily versus smaller projects that tend to fly under the radar.

I plan on purchasing my primary SFH in 3 months utilizing my VA home loan, BUT I just came across a very good deal on a Condo here in the Orlando,FL (I checked the numbers,comps, etc).

If you are in FL, I would get my butt to Orlando, to check out Robyn Thompson.  

@Ned Carey  generally speaking in our neck of the woods   you cannot go shopping for title insurance like you describe there are only about 6 or 7 companies that issue title and something like this that is cut and dry .. almost certainly will not fly with any of them.

I have seen several people victimized by these fly by night scammers. 

By the looks of your photo, you likely have some water damage behind it anyway so demo would be the only way to fly in my book. 

One more thing: don't just do car fly-bys.
