I got my real estate license so I can send offers whenever without having to bother anyone and save on commission when listing.Obviously people will have a little shock when you come in a decent amount off asking but do you try to justify it to them and maybe plant a seed or just send send send til one pans out?

Should I do a HELOC to purchase my first investment property or should I look to take out a cash loan on my property and use that as the seed money for my first property and then keep rolling it over into new properties.

Have not looked into the price to seed where we do not sod, so don't know if that is a viable option to add curb appeal.  

If you have overgrown brush, clear it out and put down seed & fertilizer. 

It's just hard without scale.I flipped a few properties when I started to generate some seed capital.

But until then, my assistant and partner and his assistant handle all of the day-to-day things that happen with the property.In other words, I planted the seeds, and I took really good care of the seeds and watched over them and protected them and watered them when they were little until their growth got to a point where they they needed very little tending to.
