Need landscape advice - house flip on 1 acre

Hi All,

We are rehabbing a house on a 1 acre rectangle.   There is little or no grass.  It is too expensive to sod the entire thing.  We are thinking of sodding a perimeter around the house, and adding bushes and bark close to the house.  Thinking of going out around 20 feet with the sod from the house.

Not sure if we leave the rest of the yard as is which is mostly dirt with some "natural" ivy/weed type stuff if this will look bad.  Have not looked into the price to seed where we do not sod, so don't know if that is a viable option to add curb appeal.  

The yard does have some nice mature trees in the front and bushes that run on each side of the property lines in the front. Any landscape suggestions/advice/opinions from anyone that flipped a house on a large parcel would be appreciated.
