I think the key is to do these during slow or at least stable times and not during major market shifting factors like the interest rates increasing rapidly.  

Vary by many factor and those factor are:Credit score, downpayment, DSCR ratio, prepayment penalty.

Proximity to hospitals, corporate hubs, and schools is an important factor.
