I watched Dave Meyer's Market Intelligence Workshop on Demystifying Deal Analysis and found it very informative but I cannot find the TRI deep dive Excel spreadsheet.

I've put together this excel document after reading Brandon Turners "The Book on Rental Property Investing".

For projections, you can use excel spreadsheet as it will be cheaper and easy to manage. 

Facebook groups are an excellent resource for this. 

Private lenders or bridge lenders may also be a good fit, as they tend to offer more creative solutions compared to traditional banks.

A few months later a different sales guy started hitting me up, and I again explained what I was looking for and that LM likely wouldn't fit the bill. 

Then you and sis start looking at the market to find properties that fit your joint goal, and dad looks at his portfolio to find the places he wants to sell to get the funds to arrive at the model. 

It fit most of our criteria, so we offered low and got it.
