Hey Everyone,I own a duplex in San Pedro, California, and I’m trying to confirm how much I can legally raise the rent.

We are considering building 4-5 duplex's on the property over the course of a few years so we can pay them down as we go.

-We have had our condo in Oceanside for almost 2 years now and the value according to Redfin and some comps in the neighborhood have increased the value of the condo by at least $80,000 ( rough assessment ). 

I’m torn between building 6 duplexes or a bigger building instead of multiple duplexes.

My wife bought a condo for 178K with a conventional mortgage (10% down, 4.25% APR) in 2019 before we were married.

Many bidders are from out of state and don't want a condo/land, etc. out of state.  

I house-hacked a duplex in Southern Orchards next to Nationwide Children’s Hospital.
