There was a time - in the not-too-distant past, as my state (TN) didn't legalize the lottery until about 2004 - that honest and ethical citizens agitated against a state-run lottery for moral & ethical reasons. 

I know it has been mentioned multiple times on this thread already, but it can not be stressed enough; Read/listen to David Greene's Long Distant Real Estate Investing book before buying out of state.

The ones I have actively "disliked" are generally the opposite.All that being said...the more units you  manage and the longer you do this job, you will find that is best to try and be impersonal and slightly distant, don't be rude, but don't get involved with your tenants life.

At some point you have to understand massive loss of life is the priority, with economy a distant second.

Has anyone been using that new BP Insights to determine new distant markets to invest in?

Thor and all,Without getting into the weeds of the model formulas and results, I believe that the basic conclusion is sound: There will be serious downward price pressure in the RE market in the not very distant future. 

I have a distant family member who does business primarily in war zones.
