(Please note that I get a significant MSRP discount on my S-W purchases) Emerald is great from a water-based standpoint, but is a lot more pricey and I have not been able to justify buying it for use in my properties outside of one 120 year old banister.

If it was a straight up investment property I wouldn't do it but if I was house hacking it and only paid 800$/month to live I'd do it.

Although, it is a great time to buy because houses are still discounted but wont remain that way for long, it is getting more difficult to rent houses.
