It's a small town in Kansas and while I know I could rent it for about $1,000/mo; I'd estimate it being between 94-104K but a bank could (and I'd have to assume) they would disagree.

But if the tenant disagrees then you are several steps away from getting what you want. 

Our current agent agrees that dropping the price is good but disagrees with changing the buyer's commission percentage, instead keeping it at the default 3%.Has anyone had experience with increasing the buyer commission and could share their perspective, please?
