I have never found a true 70% deal.

You could structure the deal as an installment sale or a lease option so the property owner doesn't see a large capital gain tax payment for the sale.And good on you for helping out!

If you're an out of state investor I'd recommend speaking to a turnkey provider that can provide you deals in those cities and can manage the rehab, management, and maintenance for you.I have a market report on Birmingham that I'd be happy to share with you and would also be happy to jump on a call to talk through the pros!

Mid term is primarily what I had in mind: short and event rentals will be more hassle than I'd want to deal with. 

I closed a deal from a BP lead this year and paid for the whole trip.  

I've made many connections and learned a great deal just listening to people and learning from their experience. 

Found T&H realty services to be pretty interesting as they provide both buyer brokerage service (to help me find deals) as well as do property management i.e. they are not full turnkey provider necessarily, but reduces some of the hassle for me I guess as an out of state investor. 

There is another STR owner in this community I've talked to, and he's been doing it for 1-2 years and he said it's still been a real pain to deal with.
