I've received mixed advice on this matter.

The model is very common and usually has mixed to poor results.

I have been looking into IRR and NPV and I am hearing mixed reviews about both of them so I was wondering if you really need either of these two formulas or is one better than the other?

I've installed an 8mm 20 mil top layer vinyl with cork back and irregular width planks . 3 different widths to mix and match. 

You could do a 50/50 mix of stocks and real estate (depending on the real estate market you're in).

My company doesn't care to get into residential agency, which is why I'd rather not mix the funds.

I was wanting to lump all the money together and buy one investment property, but it sounds like it may be complicated or impossible to keep track of who owns what percent of everything if it's all mixed together.  

We are a hot market and growing very quickly here, we have some turn key stuff as well as multi fam, foreclosures, and motivated sellers, an overall good mix of homes for sale. 

The complex has a mix of 1, 2, and 3 BR condos, and the 1 BR units are in the sweet spot for us, in that their price is too low for conventional financing, leaving cash sales and owner financing as the primary options for incumbent owners of single units looking to dispose of their apartments.
