I assume your REO is in California, but if it's in an area with a temperate climate you would have to consider what to do if the property is winterized and/or the utilities have been shut off.

(Oh yah, the political climate.) ;-)I agree with everything you're saying, and it could be my pet peeve too, but I gave up trying to argue with other people about where the "center line" is relative to San Francisco and Sacramento.And finally, you're talking to a guy in south Orange County -- do you really think I want northern California to be part of southern California!!??

You said you are in the process of acquiring this property...how do you know its not under rent control or the existing tenants don't have leasehold for life...more importantly, what if the law does not permit instant exponential rental increases....and how is the court system viewing evictions in your current RE climate.
