Hi @Matt Ryan I usually have a little useful welcome gift to new renters.... either some smoke detector batteries and a couple light bulbs, or a few cleaning supplies.

I really don't like negativity either for sure and I avoid it like the plague, but it has its place and is better than blowing smoke up someones backside.
