Hey Matthew,A lot has changed since you posted this but I also lived in New England and now live in St Pete.

Since then, I always post a Facebook marketplace listing myself as a placeholder for my rental so that nobody else can do the same thing. 

There are many variables that were not in your post that we would need to know to point you in the right direction.

I'm going to try to post snippets of things I've learned this past year as a way of paying it forward and gratitude for all I've learned and keep learning via this community.

I love where you mind is at and how organized your post/plan is.

Take advantage of it, search old posts (learn from history), and read as much as possible because that's how you get unstuck and out of analysis paralysis. 

I think I will take both of these directives and try to find a happy medium.Kevin, sounds like you're a bit new to this and while I did not read all the way down I will offer some advice I did not see up to this post of yours.

Locals know it but OOS investors dont.And why is that.. which is the focus of the OP post..
