I've never purchased a house before so bare with me.1) What are the major problems with homes that you've seen that is a big fat "NO" as a rental investment?

There are definitely ways that you can deal with Tenants like this, however, it can be a very touchy situation because a lot of them will lie if they sense that you're trying to call their bluff which can in turn become a bigger situation. 

The fat is trimmed for a quarter or so.

I’ve been reading and listening to a lot of podcasts lately, trying to learn as much as I can in order to make my first deal.

I breed dogs, I love doing it but this would be a bit fat no from me.

I will take a course and develop myself ,in terms with the RE , things have changed , now I'm trying to househack  for my 4yrs in college and i will start to learn about this subject as much as i can in the weeks that are comming.

Eating high levels of sugar salt and fat (which causes most excessive weight) has the same effect on the brain as cocaine... so is incredibly difficult for most people to give up!

Your best bet is to reach out to as many realtors as you can in your target areas and explain your price point.
