The condo itself was cheap compared to same-sized units in other places without board-ups, so I was willing to take a gamble if it wasn't for the potential insurance problem.

There are parts of this are that come close to bordering Buckhead and Ga Tech that are super nice but some parts that I have driven through are pretty sketchy.

Seems like such a gamble to me but I really love the place.

It also helps that we share a border, so its not too far from home. 

Owner-occupied ratio no longer met, HOA being sued etc.So in essence it's a gamble anyway when hoping for a future sale process being smooth when talking about Condos.

I am currently looking at deals in the 21229 area surrounding The Catonsville border line/Cooks line area.

Since it has been over 20 years and inestate, my guess would be that you are bordering on transfer to the state by escheat.  

BTW I spent about 7 years working in Black Hawk and never lost at gambling.
