Maybe I'm wrong, but my guess is that the ultra-left city of Chicago doesn't have super speedy evictions and is probably extremely anti-landlord.

The greater the 'wound" the greater the anti-bodies. 

@Alicia Hensley  not the case what you have is laws that WA and OR passed about 5 years ago that relate to buying a property in Foreclosure.. they are anti equity skimming laws. and there are HARSH penalties .. you would be best served to understand the laws prior to engaging in this activity. .DO NOT take anyone on a website forum like BP's advice as gospel... they are not the ones who will have to answer to the authorities you will.

Unfortunately my post is going to sound very negative, pessimistic and anti social, but based on sad reality of life.

But many things can cause your vacancy to skyrocket - economic downturn, a Cat 5 hurricane could take out the local infrastructure for years, local governments could adopt anti short term rental policies, etc. 

In addition, my state has a anti bogus ESA law (AB468), that may or may not be enforceable, regarding what constitutes a legal ESA.

You'll also want to ensure the pool has an anti-suction drain.I liked to have a high level of liability coverage with a pool.
