It sounds like there's a bit of a vacuum in reliable local property managers.I was originally thinking of setting up a property management company to take care of the properties that my partner and I purchase.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

Was curious how separated I could make the two, but doesn’t sound like it’s that simple.   

As someone who lives in Dallas proper, and gets good natured annoyed when some one who lives in Plano says they live in "Dallas" they places you mentioned would make folks who live in Prosper blush (40 miles from Dallas) blush.

Sales prices and mortgage rates make it really hard to find good deals today.Wholesaling sounds good, but you could make better money working extra shifts as a nurse.You could look for run-down properties as buy-and-holds.

It sounds like inventory is pretty fixed in the Maui short term rental market, but I'm not sure if that's a safe working assumption for the long term.
