It's needed a wall anchor, a paved driveway (I didn't do my homework on the city rental permit regulations... they require a paved driveway) and new windows.

I expect that the other party will counter with terms that will also work for him/her/them.Another reason I like to present my ideal terms is that I use them as an anchor in the negotiations.

In my opinion unless I were planning to own that home for 10 years or more, it doesn't make sense to anchor myself with the debt and the expenses which in totality may not be much of a financial advantage over renting, only to limit my mobility.
