The website looks standard as many other RE whole sale websites and I personally do not se any issue with it.  

In that price range I would rather look at a strip center in a close to urban/suburban market in the SE or SW U.S.

@Steve Wilcox   I owned over 350 of them.. they were not ghetto per se  but some were in management intensive areas... its a JOB  its not an investment. and in my mind is only appropriate for those that are in the business not at all appropriate for beginner's or out of state investors.  

If so, I believe that IF you’re earning BIG BUCKS it’s probably from the SALE OF THE SYSTEM TO WHOLESALER WANNA BES, and not from wholesaling activity per se. it seems to me that someone who GETS RICH wholesaling would need a somewhat substantial organization to accomplish this.

There are several areas in SE Michigan that offer up much better deals than the one above.

My own guess from experience is that the tenant just disguised it for the walk thru and it came back later, probably nothing the painter's did per se.
