Our experience is that our institutional clients don't like the following- Fire damage- Foundation issues- Bad neighborhoods- Rural areas with well water/septic systemsWhile some may see these as a goldmine, the big boys tend to shy away.- Glynn

Im looking more towards the commercial side of development, however you may find "Professional Real Estate Development" and "Real Estate Development - Principles and Process" by the Urban Land Institute extremely helpful.

But were do you guys get deal flow these days with SEller carry back issues as they relate to dodd frank and the qualified mortgage.Is the business now mainly about dealing with NPN from institutional sellers? 

Instead of being limited to what a particular institution or advisor sells, you can invest in anything allowed by the tax code - which includes real estate.There is a lot of good information here on BP on the topic.  

That makes it much more difficult to find these institutions.
