Writing this post feels like the first day in a new school or job (heart pounding, hands shaking a little).

@Daniel Peavey You make it sound like swinging a hammer and pounding nails is a more pure form of real estate investing.

I told him to go pound sand and they returned to the table and we agreed to and equitable settlement.

On the buy side, I see that converting to more of a price per pound service model--charge for tours, charge consulting time, but not for an overall large commission. 

If there is $1.00 above their debt in equity, they will usually tell you to pound sand.

I sleep during the day and those guys spent days... pounding away at my walls.

Pound the pavement, you'll find what you need.

Even if your personal credit history is at least good I would think not pounding it down as much as possible would be best.#2 If you are a business entity (not taking personal liability) this gives you a sure way to keep things separate.

And I definitely agree as far as pounding the same list in every angle possible

For the people offering the "escalating offer" I would tell them to "pound sand."
