Both essentially meet the 1% rule which on is in the better neighborhood with better schools etc? 

So if you had a $100k gain and did an exchange from a $900k property to an $800k property you would owe the same taxes (on the $100k gain) as not doing an exchange. 

I signed a 12 month lease to start on 2/20.

Now I want to be an investor myself, so working at a firm with its niche market in working with Investors to help them get their property is a perfect way to continue my work on my skills in sales and marketing while also building a circle with people who I want to be in the future!

This takes some of the risk off of the landlord and places the risk on you.
