If they buy something for your property and you pay them back, it’s just like you bought it yourself—so you can count it as an expense in your bookkeeping.If they don’t get reimbursed, then technically it’s a gift/donation, and you can’t deduct it as an expense.

@Derrick Roland II Let's see, traffic noise, challenges backing out of your driveway, have to keep kids in backyard and off front sidewalks, big trucks passing by will shake the whole place, can't think of anything positive.All the negatives will reduce your max rent and make it harder/longer to find tenants.What's more important is understanding if the Neighborhood is Class C or D.

If at some point it just takes too much of your time or energy you can always turn over to PM to manage.If you think you will buy 4 this year, then that might save you enough money to buy a 5th.While I think it is great to have plans and goals, I will say most of my good and active investors target one a year.
