All the flips we do with our clients, are pretty intense - adding GFA (gross floor area) through extensions, additional floors and / or full interior guts. 

We completely remodeled the unit interiors w/ new appliances, counters, plumbing/lighting fixtures, doors w/ hardware, and vinyl plank flooring as well as installing new vinyl windows in every unit.

Interiors of the homes are unknown (fire department boarded up the doors and windows to each home).

We need something that requires a bit more technical ability, roof repair or replacement, interior remodel or reconfigure, rot repairs needed, that kind of thing. 

Hi Jake,Thanks for your response.I didn't budget for future maintenance & cap ex.How much would be reasonable percentage for them as I just  need to cover interior of the home as exterior is covered by HOA?

From interior pictures the property is in good shape; and from Google street view the neighborhood also looks quite good to me...
