If you are looking for accreditation for yourself, check with the Real Estate Institute of Canada, BOMI, or Algonquin College.

@Andrew MacCormackAs you discovered,  the perspective of the CRA is that a "significant renovation" is essentially the same as a new build and HST is to be collected on the sale.  

As for rental rates out there, I would not be able to speak to that without looking them up.We have our TN license and currently purchase for out of state institutional investors all the time.  

Again, if you took the time to read the thread, you would discover that the plan is to tow for nonpayment of parking rent which can't be paid unless the unit rent is paid.

The banking institution and/or account to which rent must be paid may be changed by us after giving you at least 30 days notice as described in Paragraph 12.B.

I have not purchased anything yet, but I have discovered a few opportunities. 

After a over 200 calls discussions with investors via phone calls, I discovered that a notable portion of my time is spent reprogramming bad money habits created by the way we were raised.

That said, after spending a few days on the forums here on BiggerPockets I have gone back and analyzed those properties and I don't love what I discovered!
