I see some great comments from other people.But I just want to add my two cents. 

You'll never have to worry about finding tenants if you own a place that is desirable.I can't agree with the "buy small and low" comment.

Thank you I would agree with what the other comments have said. 

Of course, finding seller-financed notes is a PROCESS, and I disagree with the above comment on [postcards not being effective]-- actually, I've found, in over 22 years of direct-mailing note holders (and also potential referral sources) that the postcard is the most efficient and cost-effective way to get your message DELIVERED.

:)now, here's something... when we bought our house 13 yrs ago i knew nothing about remodeling. so when taking the wall paper off on one wall, 4 layers of wallpaper came off and some of the plaster. had no idea how to patch it, so we bought a bhear texture paint in a can that you apply with a special roller. and then we painted on top, so the bumps are smooth.so now, we have one accent wall in the house that's texture and everyone that walks in thinks it looks like art because we added some shapes that do not have the texture. even plasterers have commented on stealing that technique.. :)

But I don’t think you made your thinking visible to OP that buying in personal name to begin with is the basis for your comment.

I was only in Brooklyn for 4 years as a tenant, so I can't comment about investing in NYC specifically.
