I use Cozy for some of my tenants, only concern i have is the delay in processing the payment to your bank account. it can take up to 5 business days. other than that i like the app.

I commonly have to wait 5 business days.

It states business days but not from the move-in date or the start of the lease period.

I've seen Roofstock but I see that it would cost me about $4K and it would take 10-15 business days to verify my property before posting it-- then another 30-45 days to get it under contract and close.Does anyone have suggestions? 

BTW, I do use my own funds to pick up the property and close the "B-C" part the next business day.

With 4 months to go I'm not sure if it's even worth it to evict (they have 5 business days per my lease until it is late, so that's June 8 and it may not come to that).My question really is how to end the lease and make the tenants move out.  

It appears to me that the tenant was negligent in maintaining the house safely although the full fire investigation is not available.Under NJ law the security deposit must be returned within 5 business days is displaced by fire. 

One company I spoke to said that they won't start the process until 2-3 business days AFTER receiving the file and payment.
