You have to value your time - if you have the time to fix them up, then the deal is solid...if you don't have time to swing a hammer, slop some paint on, or replace a toilet, then you're better off going retail.One frustrating thing is there are many folks these days that are buying some of these run down homes  then attempting to rent them out or seller finance them on the condition that you make the repairs. 

This is my first attempt of renting the property.Is it better to go through the rental agency? 

Outside of the legal ramification that come from attempting to Wholesale you will have many more earning options as a licensed agent.As for strategy they are both similar.

Whether turnkey is for you comes down to what you prioritize, and where you place value.Ok, I clearly failed in my attempt at a brief post, but hopefully this gives you an idea of where some of your numbers/assumptions might be a little off - or, if you find a company where they're spot on, why you should consider going elsewhere.

So I assume whatever process that you say will be required would be to ensure that such a scheme is not an attempt to subvert the "related party" issue... although that is typically accomplished by an affidavit at closing.

I haven't really made too many attempts yet so I am going to give it a few more months but what would your opinion be on cold calling or facebooking people about properties in states better suited for wholesaling?

There is some food (or what was food a few years ago) in them and we do not want to attempt to empty them out. 

When screening make sure to get a full criminal, background and credit check, and be sure to check out any social media they have so you can get an idea of who the person you will be renting to, really is.In the meantime try to be as friendly as possible to the tenant and attempt to reach a reasonable solution, such as cash for keys.

I am looking to move into a different home and am attempting to determine if it is worth renting my current home or just selling it outright.It's a split level foyer home with 2,400 sqft, 4 bedrooms, 2.5 baths, in a nice neighborhood.
