You have to value your time - if you have the time to fix them up, then the deal is solid...if you don't have time to swing a hammer, slop some paint on, or replace a toilet, then you're better off going retail.One frustrating thing is there are many folks these days that are buying some of these run down homes  then attempting to rent them out or seller finance them on the condition that you make the repairs.

Outside of the legal ramification that come from attempting to Wholesale you will have many more earning options as a licensed agent.As for strategy they are both similar.

So I assume whatever process that you say will be required would be to ensure that such a scheme is not an attempt to subvert the "related party" issue... although that is typically accomplished by an affidavit at closing.

When screening make sure to get a full criminal, background and credit check, and be sure to check out any social media they have so you can get an idea of who the person you will be renting to, really is.In the meantime try to be as friendly as possible to the tenant and attempt to reach a reasonable solution, such as cash for keys.
