I want to stay in the east valley (Ahwatukee, Chandler, Gilbert, Mesa, Tempe).

I'm currently living in Tucson, Arizona while I have the majority of my family living in Tempe/Gilbert all over the valley really.

We could close with a temp CO when buying with cash or HML. 

another idea is how long has it been since you painted; if its within 6 or so hours (depending on temps and sheen) it could be that the dry areas look different than the not yet dry

PEX is about 45% of the market and CPVC about 16% of the market.PEX and CPVC can handle higher temps (up to 180-200 degrees Fahrenheit) than regular PVC.

My options were 1) add temp control to this cabinet: $2,600 - I'm not putting that into a $250 craigslist find.  2) buy from the most well known cabinet humidor builder ~$6500-7k.

Make sure the pressure and temp is not too high, invest in some water alarms as well.

You can try explaining to your tenant that setting the thermostat down to 50 degrees when it's 99 degrees outside is not EVER going to get the inside down to a meat locker temp of 50 degrees. 

Mesa is booming right now and has been where I've been flipping but I'd love to start expanding to Tempe, Gilbert, Chandler, Phoenix areas.I hope this is the right place to post.
