On the last Sunday of every month, I add our four events for the next month to Bigger Pockets, but our NJ investors call is 2nd WED of each month 7-9 PM. 1st WED is new investors, 3rd WED is Philly, and 4th WED is VIP (5 doors/5 deals.)

The markets as a whole for STRs concern me so I see value in reducing risk by paying off the mortgage but more value in continued investment as even if market demand/competition declines wed still be able to cash flow without paying off the debt.

(I have set aside $75-100k for this)What I want to do:I would like to buy an existing property with a house or possibly just land and convert it into a short-term rental with multiple units and possibly a wedding/events venue ( I have an entire business plan for this and the project has the approval from the town council).My funding plan:Use a hard money loan to buy the property and the renovation/building of the units, then refi into a DSCR loan

(I've always done my own deals in the states)This project will become a Retreat Center for Health and Wealth Retreats, Workshops, Weddings, Masterminds, etc. 

We even got invited to a wedding by a former long-term guest we stayed friends with.

My partner(a Realtor) and I own a wholesale business and wed like to hear your feedback.How would you structure the pay out if you have a realtor as a partner.

In my situation, this was all happening less than a month before our wedding/honeymoon and the cash-out numbers were still great despite the low appraisal, so we played it safe and went with the initial one.
