Also if I take rent collected and then minus expenses in the summary it never matches the deposit. 

Sounds like they don’t really know who paid and who didn’t each month so I doubt it will match the leases 100%.

Will the comps match?

The stuff you find should match the things you/they already know about the house - who owns it, which bank holds the note (if any), the name of the people they bought it from (if not bought brand new), etc.Sometimes it takes a little digging through the county website to find the right property, and depending on the software the web site uses, it's not always easy to bookmark the page in your Web browser when you find the information you're looking for. 

Unfortunately, PenFed's product was not the perfect match I had hoped it would be.

At the moment I am thinking with the 60k I can possibly purchase 2-3 properties that are worth about 80-100k that are located in decent neighborhoods and use majority of the cash flow to purchase additional property later on (this is largely based on assumptions I put about 20% down payment on a property that follows the 1% rule).As for a goal I would say for the time being I would like to try and match my career monthly income with my passive income.

The course has slideshows for you to follow and cuts up the textbook reading to match with each 'class chapter'. 

I, for one, will start asking to see a government id to ensure the name on the application matches the person handing it to me.

However the HOA keeps coming back with letters stating it needs to be fixed and with matching colors.
