I would also put a container of those purell sanitizer hand wipes in the bathroom to suggest you that you don't have to walk to the kitchen sink to wash your hands.

The carpet was stained like someone walked around spilling who knows what and never bothered to wash it up, very dirty dirty walls, black water in the toilet, screens busted out of the screen doors, the fridge was new but you about died when you opened it from the smell of rotting food...you get the picture.

By that, I mean that let's say you collect $1000 a month in rents, the banks will add $750 of that (or 75% of $1000) to your income for their debt to income calculation. this means that if 75% of the collected rents cover the Mortgage, taxes and insurance then the whole debt of the mortgage on the first property is a wash (kinda looks like you don't have a mortgage payment).

If you used Satin or Semi-Gloss paint then you should be able to wash all the wall, ceiling and other surfaces through out the house.

So if you have a $1,000 per month payment and rent the property for $1,350 per month, it's basically a wash which means you have a debt to income ratio of 100%.
